About

Peaceful waterfront cottage on Sparrow Lake! Less than two hours from Toronto along the scenic Trent-Severn Waterway. The cottage has central AC, Smart TVs, and a PS5, and a variety of indoor games and entertainment. Outdoors, unwind in the hot tub, dine on the deck overlooking the water, or head out on the lake using the included kayaks and paddle boards. There's a sandy shoreline is great for families and young children.

Sparrow's Landing Cottage is designed for groups and families, with plenty of indoor comfort and outdoor space to enjoy long lake days together. The main floor opens into a bright living and dining area with beautiful water views. The fully equipped kitchen has everything needed for family cooking and entertaining, including a full stove and oven, dishwasher, air fryer, Keurig machine, toaster, kettle, cookware, serving essentials, and plenty of dishware and wine glasses for the whole group. The BBQ on the deck makes outdoor dinners easy. For entertainment, the cottage has: - High-speed WiFi - 2 Smart TVs - PS5 with games - Retro Sega Genesis console - DVD player with family movie collection - Bluetooth speakers - Board games, cards, books & kids activities BEDROOMS Bedroom 1 (main floor): King bed, ceiling fan, room-darkening shades, closet, dresser, safe Bedroom 2 (upstairs): King bed, ceiling fan, room-darkening shades, closet, dresser, safe Bedroom 3 (upstairs): Two bunk beds (4 singles) with dresser and room-darkening shades, ideal for kids or a group of four Each bed includes sheets, blankets, and pillows. Extra towels, linens, and pillows are stocked in the bedroom closets. BATHROOMS Two full bathrooms (one on each floor) plus a half bath. Each full bathroom is stocked with shampoo, conditioner, body wash, hand soap, bath mats, and toilet paper. We have thoughtfully designed and set up our property with a lot of care. Please be respectful and treat it like your own. We strive to provide guests with a 5-star experience and hope you'll take care of the property during your stay! Please report any maintenance issues, damages, or any other issues to us immediately upon check-in so we can address it right away. NO SMOKING - Strictly no smoking of any kind anywhere within the property, including outdoor spaces. If you’d like to smoke, please do so outside the property line and safely dispose of cigarette butts. If we find evidence of smoking in the unit, a $500 charge will apply. **Candles or any form of open flames are also strictly prohibited** NO PARTIES OR EVENTS - This is strictly enforced and will result in cancellation and eviction. NOISE LEVELS - We are mindful about being respectful to our wonderful neighbours and following local bylaws. Please note the quiet hours between 10 pm to 7 am. NO UNAUTHORIZED GUESTS CHECK-IN/OUT TIMES - Please adhere to our standard check-in time of 4 pm and check-out times at 11 am. If you’d like to modify this, let us know ahead of time and we’ll try our best to accommodate. Any late check-outs that interfere with our cleaner’s schedule will result in a fee of $75 per hour, charged at 15 min increments. SEPTIC SYSTEM - This property is on a septic system, and it's extremely important that you only use the toilet paper provided to you when flushing the toilet. Any damage to the septic system as a result of anything other than the toilet paper provided being flushed will result in a minimum $500 fee depending on the damages incurred. PETS - Well-trained dogs, 1 per stay OTHER RULES: Lock all windows and doors if you’re not home Turn off all lights when not in use No moving/rearranging of furniture
